Slate floor cleaning isn’t the same as cleaning tile — even though the two often sit side by side in the same home. Slate is natural stone, formed from compressed layers of sediment, while ceramic and porcelain tile are manufactured. That difference in origin changes everything about how each one should be cleaned, sealed, and maintained.

Here in Austin, slate shows up both indoors and outdoors — entryways, patios, and accent floors — which adds another layer most tile never has to deal with: weather.

Why Slate Isn’t “Just Another Tile”

Slate forms in layers, which gives it a natural texture and cleft (slightly uneven) surface that tile doesn’t have. According to the Natural Stone Institute, slate’s layered structure is what gives each piece its distinct texture and slight color variation — qualities that are part of the stone’s appeal, but also mean dirt and grit can settle into the surface grain in a way it can’t on smooth, glazed tile.

Slate is also more porous than glazed tile. Tile’s glaze creates a sealed, non-absorbent surface right out of the factory. Slate has no such glaze — it’s the raw stone, which means it will absorb liquids, oils, and cleaning products unless it’s properly sealed.

Finally, slate is sensitive to the wrong cleaning products in ways tile isn’t. Harsh acidic cleaners and abrasive scrub pads that would be fine on tile can dull slate’s natural color or damage its surface over time.

How to Clean Slate Floors the Right Way

Sweep or dust mop first. Loose grit is slate’s biggest enemy — it acts like sandpaper underfoot and grinds into the surface texture with every step if it’s not removed regularly.

Use a pH-neutral, stone-safe cleaner. Skip vinegar, bleach, ammonia, and most all-purpose cleaners pulled straight off a grocery store shelf — many are acidic enough to dull slate’s natural color over time. The Natural Stone Institute’s care guidelines recommend pH-neutral cleaners specifically formulated for natural stone across the board, not just slate.

Avoid excess water. Because slate is porous, soaking the surface (rather than damp-mopping it) gives moisture more opportunity to seep in, especially if the sealer has started to wear.

Skip the abrasive pads. Scrub brushes and scouring pads can scratch slate’s surface, especially on honed or polished finishes.

Does Slate Need to Be Sealed?

Most slate benefits from sealing, though how much depends on the specific slate and whether it’s indoors or outside. Sealing doesn’t change slate’s appearance — it slows down how much moisture and staining agents the stone absorbs. Without it, spills and dirt work their way in rather than sitting on the surface where they’re easy to wipe away.

Exterior slate faces the added challenge of Austin’s weather — sun exposure that fades color over time, and flash flooding that can drive water into unsealed or under-sealed stone. If your slate patio or entryway looks washed out or faded, that’s often a sealing issue rather than a cleaning one.

When to Call a Professional

Routine sweeping and pH-neutral mopping will keep most slate floors looking good day to day. But if your slate looks consistently dull no matter how often you clean it, has visible white haze (mineral buildup from hard water), or has faded significantly on an exterior surface, that points to a sealing or restoration need rather than a cleaning one.

Bryan was very professional. He called to inform me he was on his way. Arrived on time and answered all my questions in detail. The carpet had some heavy traffic areas the were quite dirty. They all came out and it looks and smells terrific. I also had grout cleaned and I am very happy with the work. A visible difference in the kitchen and bathroom. I highly recommend Santa Fe. Very knowledgeable, professional and punctual! We purchased a nine year old home in Sun City, all tile floors with two carpeted bedrooms.
