Santa Fe Floor Cleaning & Stone Care

If your couch or armchair hasn’t been professionally cleaned in a while, you’re not alone. Upholstered furniture takes on dust, body oils, allergens, and everyday spills the same way carpet does — it just shows it more slowly. This guide walks through everything Austin homeowners should know about upholstery cleaning: what it actually involves, how fabric type changes the approach, what our climate does to your furniture, and how to decide when it’s time to call a professional.

What Upholstery Cleaning Actually Involves

Professional upholstery cleaning isn’t just running a wand over your cushions. A proper job includes a few distinct stages:

  • Inspection and fabric ID. Linen, cotton, microfiber, and synthetic blends all react differently to moisture and cleaning agents, so the fabric has to be identified before anything touches it.
  • Pre-treatment. A fabric-safe solution loosens embedded soil, body oils, and odor-causing residue before deep cleaning begins.
  • Deep extraction. Hot water extraction equipment calibrated for upholstery pulls contaminants like dust, pollen, and pet dander out of the fibers — well beyond what vacuuming reaches.
  • Spot treatment. Isolated stains (wine, ink, food, pet accidents) get targeted treatment based on the stain type and fabric.
  • Final inspection. A walkthrough confirms the results and flags anything that needs a second pass.

If you want the full breakdown of our process, our upholstery cleaning services page covers each step in detail.

How Austin’s Climate Affects Your Upholstery

Central Texas heat and humidity create a few specific challenges that homeowners in drier climates don’t deal with as much:

  • Slower drying times. High humidity means damp upholstery stays damp longer after cleaning, which is exactly the window mold and mildew need to take hold if the job isn’t done — and dried — correctly.
  • Odor retention. Moisture-trapped fabric holds onto odors more stubbornly in humid conditions, which is part of why pet odor complaints are so common here. (We cover that specific issue in detail in Does Upholstery Cleaning Remove Odors? Pet Smells Explained.)
  • Sun exposure. Many newer Austin-area homes are built with large windows and open floor plans, which means upholstered furniture near those windows takes on a lot more direct UV exposure than furniture in a more traditionally shaded layout. Over time this shows up as fading and fiber breakdown, particularly on the sun-facing side of a piece.

None of this means you need to clean more often out of fear — it just means drying time and technique matter more here than they would somewhere drier.

Common Fabric Types and What They Need

  • Cotton and linen — Durable but prone to water rings if over-wetted; benefit from careful moisture control.
  • Microfiber — Popular for its resistance to spills, but can water-stain if cleaned incorrectly; usually needs a specific solvent or dry-cleaning approach depending on the weave.
  • Synthetic blends — Generally the most forgiving and fastest-drying option.
  • Leather — Cleaned and conditioned differently than fabric altogether; needs specialized products to avoid cracking.

If you’re unsure what you’re working with, that’s normal — fabric ID is the first thing we check during an in-home assessment, not something you’re expected to know ahead of time.

DIY vs. Professional Cleaning

Store-bought upholstery cleaners and rental machines can help with light surface refreshing between professional visits, but they typically can’t match the extraction power of professional equipment, and inconsistent technique is one of the most common causes of over-wetting — which, combined with Austin humidity, is exactly the combination that leads to musty odors and mildew down the line. DIY cleaning also carries more risk of water rings, shrinkage, or color bleeding on fabrics that aren’t well suited to it.

Professional cleaning makes the most sense when:

  • It’s been longer than a year since the last deep clean
  • You’re dealing with pet stains, odors, or allergy concerns
  • The fabric is delicate, antique, or high-value
  • You want fabric protection applied afterward

Protecting Your Furniture After Cleaning

A cleaning appointment is a good moment to also consider fabric protection. A professional-grade protector creates a barrier that makes spills easier to blot up before they set and helps reduce fading from UV exposure — both genuinely useful in a market where big windows and pets are the norm. We go deeper on whether this is worth it for your furniture in Is Fabric Protector Worth It? Scotchgard vs. Professional Fabric Protection [PLACEHOLDER — insert real project link once article #2 is published]. You can also see the service details on our Fabric & Fiber Protection page.

If pet accidents are part of what you’re dealing with, our Pet Urine Treatment page covers treatment for both fabric and flooring.

How Often Should You Clean Your Upholstery?

The right frequency depends on household traffic, pets, and how the furniture is used day to day. We break this down in full — including specific guidance for pet owners and high-traffic households — in How Often Should You Clean Your Upholstery? (Austin Homeowner Guide).

Choosing an Upholstery Cleaning Company in Austin

Look for technicians trained and certified through recognized industry programs, transparent pricing based on your specific furniture rather than flat guesses, and a company willing to walk through the fabric assessment with you before starting. It’s also worth asking directly whether fabric protection is offered as an add-on, since not every provider includes it.

Bryan was very professional. He called to inform me he was on his way. Arrived on time and answered all my questions in detail. The carpet had some heavy traffic areas the were quite dirty. They all came out and it looks and smells terrific. I also had grout cleaned and I am very happy with the work. A visible difference in the kitchen and bathroom. I highly recommend Santa Fe. Very knowledgeable, professional and punctual! We purchased a nine year old home in Sun City, all tile floors with two carpeted bedrooms. The home had been well cared for but the floors needed attention. Mr. Young came out, measured everything and visited with us, made suggestions and then clearly explained the process. We received a very fair quote and all the work was done well within a tight time frame. The floors are stunning! He also did a lovely job on a huge, 40 year old wool oriental carpet. We highly recommend Santa Fe Floor Care!!!
