Serving Northwest Hills and Far West Austin For Decades

Northwest Hills sits in the rolling terrain between MoPac and Loop 360, and plenty of residents still call it Far West after the boulevard running through its middle. We clean tile and grout along Far West Boulevard and Mesa Drive, toward Balcones Drive on the eastern edge and across Highland Park West all the way to Cat Mountain. The neighborhoods just north (Balcones Woods, Mesa Park, Great Hills) and nearby Allandale, yeah we clean tile floors there too.

We Know What Happens to Tile and Grout Over Time

Northwest Hills was laid out in the early 1950s and filled in over the next few decades. That's 40 years or more of tile underfoot that could use a good clean but requires an expert's touch to avoid damage.

Original Tile From the 60s Through the 80s

Walk through enough houses off Mesa Drive and the same materials keep showing up: small-format ceramic in the baths, quarry tile in entries and kitchens, hand-set mosaics around old tubs. None of it is made the way it was in 1978. The glaze scratches more easily than anything sold today, and the piece you'd need to patch a cracked corner went out of production long ago.

On a floor like this a mistake is permanent, so the question is never how aggressive we can be. It's how gentle we can be and still get the grout clean.

Sealer That Wore Through a Long Time Ago

If the grout in your house was ever sealed, it was probably when the tile went in, and a sealer doesn't last decades. Once it wore off, the grout kept soaking up whatever crossed it: shoes, spills, shower steam. That's why mopping and sprays stopped working years ago. They were cleaning the surface of something that's dirty down below.

By the time most people call, they've tried a spray, a stiff brush and maybe a steam cleaner, and decided the grout has to come out. Usually it doesn't. It just needs a professional cleaning.

Renovated Kitchens, Original Bathrooms

Established neighborhoods in Austin tend to have houses with two eras of tile. The kitchen got redone once, maybe twice. The hall bath, the kids' bath and the guest bath never did. So one house can have clean newer grout in one room and forty-year-old cement grout in another, carrying decades of mineral buildup from the hard water in Central Texas.

Same house, two different problems, which is why we assess the whole house instead of quoting one room at a time.

Is the Tile and Grout in Your Northwest Hills Home Dirty, or Is It Damaged?

Three quick checks tell you most of what you need to know before calling a professional:

The water test

Drop a little water on a grout line. If it darkens and soaks in instead of beading, the sealer is gone. That's absorption, and it can be cleaned and resealed.

The key test

Gently drag a key tip along a joint. Fine grit is ordinary wear. Chunks coming loose, hairline gaps at a tile edge or a hollow sound when you tap a tile all point to damage, not dirt.

The pattern test

Dinginess along your walking paths is soil, and cleaning handles it. Stains that stay uneven after a thorough clean, or joints in mismatched shades, are a color problem.

Soiled: cleaning handles it
  • Dinginess follows the walking path
  • Joints are full and solid; the sealer is simply gone
  • Uneven color after a clean means a color seal
Damaged: needs repair
  • Chunks coming loose from the joint
  • Hairline gaps at a tile edge
  • A hollow sound when you tap a tile

That gives you three paths: cleaning alone, cleaning plus a color seal for an even tone or repair and replacement for grout that has actually failed. Our guide to grout that needs cleaning or replacing goes deeper on each.

Our Process in an Older Home

In a house this age, we learn what's underfoot first, then prove the method on a small patch before getting underway with the entire room.

Step 1

Assessment and identification

First we work out what the tile and grout are made of and look for cracks, soft spots or old repairs. With original tile, we also test a small, out-of-sight patch first.

Step 2

Pre-treatment

A cleaner chosen for that material goes down and sits long enough to loosen what's trapped in the grout's pores.

Step 3

CRB agitation

A counter-rotating brush machine scrubs the solution into the joints in overlapping passes, from two directions where possible, breaking old soil loose from porous grout. Many companies skip this step because they don't own the machine.

Step 4

Grout line detail

Hand brushes go where a machine can't fit like the tub corners, tile edges and strip beneath a toe kick.

Step 5

Hot-water extraction

Our SX-12 attachment flushes the tile and grout with softened hot water at around 750 PSI and draws the dirt, residue and water straight out.

Step 6

Optional sealing

Once everything is dry, we can seal grout for extra protection, or color seal where cleaning can't fully even out the tone.

Renovating or Listing a Northwest Hills Home? Make the Floors a Feature!

Renovating? Cleaning and color sealing the existing tile costs a fraction of demolition and retiling, especially in older homes when a matching replacement doesn't exist. Our pricing guide shows just how the costs compare.

Listing? Homes in established areas like Northwest Hills often sell on location, lot and schools, so inexpensive fixes like professionally cleaning the entry and bath grout go a long way. Our guide to getting grout ready before you sell covers everything that sellers and listing agents need to know.

Frequently Asked Questions About Tile and Grout Cleaning in Northwest Hills Austin

My grout has been stained for years. Can it be cleaned, or does it need replacing?

Usually it can be significantly improved with a good cleaning. Old stained grout is most often soil that has worked its way in, not grout that has failed, and a deep clean gets that out.

Do you work on original 1960s, 1970s and 1980s tile without damaging it?

Yes, we're able to provide safe cleaning. We start by identifying what you have, whether small-format ceramic, quarry tile or hand-set mosaics, then test our method on an out-of-sight patch first. Older glazes scratch easily and a damaged piece can't be replaced, so we use the gentlest approach that works.

What is grout color sealing, and would it work in an older home?

Color sealing is a pigmented sealer applied after a deep clean. It evens out grout that cleaning alone can't correct and protects the joint too. It suits older homes where the grout is sound but decades of staining have left mismatched shades. See our grout color sealing service to compare it with regrouting.

Do you serve Balcones Woods, Mesa Park and the Far West area?

Yes, we work throughout Northwest Hills and Far West Austin, including Highland Park West and Cat Mountain, and in the neighborhoods to the north such as Balcones Woods, Mesa Park and Great Hills.
