Leander’s own water quality report puts local hardness solidly in the “hard” range. It’s one of the reasons why it’s difficult to keep your flooring fresh even with regular cleaning. The grout is extra problematic because it’s porous. Dissolved minerals settle into the grout. This is why grout in a two-year-old Leander home can already look much older than the house actually is.
We’re able to physically pull that buildup out of the grout channel instead of pushing it deeper using rotary agitation and hot-water extraction. It’s the only way to truly clean tile and grout.
Once the grout is fully clean, we usually recommend sealing it. A color seal can be used if staining has already set into the grout.
This is the single most useful thing we can tell a new Leander homeowner: builder-grade grout is usually sealed once quickly during construction, and that seal isn’t made to survive more than a few years.
The two-year window matters. Fresh grout hasn’t absorbed anything yet. It’s the easiest, fastest, least expensive grout you will ever seal, because there’s nothing to clean out first. Wait even a year or two into normal family life with kids, pets, shoes and spills and the same job now starts with a full deep clean before any sealer can do its job properly.
New tile isn’t always as clean as it looks, either. Construction leaves a fine haze of grout residue and dust that often never gets fully removed before move-in day. Homeowners assume that’s just how the tile looks. It usually isn’t. It’s a film, and it comes off.
