A Decade of Buildup, Undone

Three Dogs, a Purple Bottle, and Years of Buried Grime

When we arrived at this Austin homeowner’s house for a free estimate, we were greeted at the door by three large dogs — a detail that turned out to explain a lot about what we found inside.

The homeowner’s porcelain tile floor had a thick, caked-on layer of grime that had built up over years. It wasn’t just dirt — it was a sticky, stubborn blend of residue that had left the tile severely discolored, especially in the heavily trafficked areas of the home. She mentioned she’d been using a cleaning service, and when we asked what they’d been mopping the floor with, she pointed to a mystery cleaner in a purple bottle — Fabuloso.

What Was Actually Happening

A few things were working against this floor at once. The tile itself had a heavily textured surface, which looks great but is also excellent at trapping dirt and residue in all its little grooves. Add in a busy household with three dogs tracking in dirt daily, and you already have a recipe for buildup.

But the real problem was the cleaner. Products like Fabuloso are highly alkaline — the wrong pH for tile and grout. Instead of actually cleaning the floor, they leave behind a residue every time you mop, and that residue attracts more dirt the next time around. Over years, that cycle compounds: mop, leave residue, attract more dirt, mop again, leave more residue. The floor wasn’t just dirty — it had years of dirt, bacteria, and mop residue baked into its surface.

How We Fixed It

Our goal was to remove all of that buildup without relying on harsh chemicals, so we used a mechanical process instead.

We started with a professional-grade tile and grout cleaner, applied and left to dwell so it could start breaking down the buildup. From there, we scrubbed the tile and grout using our CRB (counter-rotating brush) machine, which physically agitates and lifts embedded grime that cleaning solution alone can’t remove. Finally, we finished with hot water extraction to rinse and pull all of that loosened residue completely out of the tile and grout, rather than just pushing it around.

The Result

The transformation was dramatic — the floor looked like it did ten years ago, long before the buildup started.

Just as important, we didn’t want this homeowner to end up back in the same situation. Before we left, we walked her through a list of pH-neutral products safe for her tile and grout, along with a few simple habits to keep the floor looking its best:

  • Vacuum up dry soil thoroughly before mopping, so you’re not grinding dirt into the grout
  • Use a microfiber pad instead of a traditional mop, so the tile and grout don’t get oversaturated
  • Clean with distilled water to avoid hard-water mineral buildup in the grout lines over time
